What is a Deposit Bond?

A Deposit Bond is an insurance-backed certificate that can be used as an alternative to a cash deposit when purchasing property. In a normal property transaction, a buyer is required to pay a cash deposit to exchange on the property – usually 10% of the purchase price. A Deposit Bond is used in lieu of a deposit. It is not a loan.

Then, when the buyer completes the property purchase, i.e. at the time of settlement, they will then pay the full purchase price including the 10% deposit.

A Deposit Bond is different from a loan

There is no borrowing of money, no ongoing interest repayments, and no financial arrangement between a lender and a borrower.

A Deposit Bond is an insurance-backed guarantee that allows you to secure a property now, and pay the deposit amount at settlement.

What is the fee for a Deposit Bond?

If settlement is under 6 months (short term Deposit Bond)

The bond fee is 1.3% of the bond amount required.

For Example:

Purchase Pirce = $800,000

Deposit Required = $80,000

Deposit Bond Fee = $1,040

If settlement is over 6 months (long term Deposit Bond)

The bond fee is circa 3% per year of the bond amount required.

For Example - An Off-The-Plan property with a 48 month sunset clause:

Purchase Price = $2,000,000

Deposit Required = $200,000

Deposit Bond Fee = $24,000
